This is the industry term for ‘utilising a building or plot of land that has been vacated ready for development’. There is often an interim period of several years where the location is vacant, as planning, designs and finance for the development are finalised. We specialise in using these locations for creative purposes – working on behalf of the landowner who benefits from revenue, security and positive PR, and for the creative companies who want to work in a unique space.
We carry out detailed feasibility studies on all found spaces for site specific theatre venues, immersive shows and film shoots. We arrange the mains utilities, show facilities, and infrastructure in line with all legal requirements, as well as any planning and licencing regulations.
Partnering with Landowners
Through our partnerships with landowners and developers we create commercial and cultural opportunities for ‘meanwhile use’ locations. Creating cultural content not only helps generate revenue, offset costs and raise awareness of the area – it also ensures that sites scheduled for development remain active.

We specialise in managing planning permission & licensing for creative projects; and manage the process from first application right through to liaison, and final sign off (from the relevant authorities) prior to launch. Our experience ranges from one off festivals across single weekends, to semi-permanent theatrical spaces that stay in place for over three years.
